Andy Allen

PARTNER

Jacksonville native Andy Allen attended Wolfson High School and graduated Salutatorian in 1999. He attended Jacksonville University where he majored in Finance, minored in Marketing, was a Cleveland Golf Academic All-American, and earned the President’s Award (Scholar Athlete Award) for the graduating class of 2003.  

Andy Launched Corner Lot Properties in 2009 where he quickly became the largest real estate investor in Northeast Florida, showing over $500 million of residential real estate transactions to include acquisition, rehabilitation, and disposition. From 2011-2014, Andy’s companies facilitated over 3,000 homes for the country’s largest residential REIT, American Homes 4 Rent (AH4R).  His companies were in charge of the brokerage, construction, and rental management for AH4R in Northeast Florida which became one of their top producing markets. 

He subsequently launched Heritage Holdings, his own residential portfolio of 1,100 single-family homes, one of the largest in Duval County. Andy formed Corner Lot in 2017 with his business partner, George Leone. Since then, CLDG has conducted the entitlement, permitting, or construction of over 3,000 lots for multiple national homebuilding companies. In 2019 they drove Corner Lot’s total capitalization to well over $1 billion by launching Corner Lot Living, a multi-family development platform currently developing over 2,000 apartment units. 

He was included in Jacksonville Business Journal’s 40 under 40 in 2015 and was named a Top Entrepreneur by the Jacksonville Daily Record in 2022.

george leone

George Leone

George Leone began his career in real estate after graduating from Florida State University in 2001. His ambition quickly led him to real estate development where he began a thirteen-year tenure at Toll Brothers and served as the Vice President of Land Development. In 2005, George relocated to Jacksonville, where he started a development team for Toll Brothers, and was one of the first developers to break ground in Nocatee.  He also oversaw all development operations for Toll Brothers throughout Central and North Florida, South Carolina, and North Carolina.

In 2016, George launched Leone Development and quickly built a reputation for understanding development constraints, being solution-oriented, and building great teams for the successful execution of land development projects.  George and Andy Allen partnered in 2017 to create Corner Lot. George’s vision was for Corner Lot to be a multi-faceted and diverse development company. Over the years, Corner Lot has become a market leader across all aspects of real estate development including residential, commercial, multi-family, industrial development, and ground-up construction. 

George is a member of the City of Jacksonville Joint Planning Committee and the Florida State College at Jacksonville Building Industrial Leadership Team. In addition, he supports and participates in a variety of professional organizations including the Northeast Florida Builders Association, the Urban Land Institute, The Jax Chamber, and Jax USA.

Scott Hobby

PARTNER

Prior to forming Corner Lot Living with Andy Allen and George Leone, Scott Hobby spent the past 16 years as both, an LP investor and GP developer, most recently as the COO of Block One Ventures where he oversaw the operation and profitability of all Block One operations and related projects. 

This included the construction, stabilization, and sale of over 1,000 multifamily units since 2017.  Previously, Scott spent 13 years as Vice-President of Case Pomeroy Properties, a privately-held real estate development and investment management firm headquartered in New York,

NY with offices in Jacksonville, FL. While at CPP, Scott was involved in the execution of over 40 best-of-class projects throughout the southeastern U.S., reflecting aggregate equity investments of $400mm with an estimated development value of over $1B. His responsibilities included oversight of the investment analysis and development process including capitalization, development/construction, stabilization, and sale.

He is a past Board Member of the University of Georgia’s Terry College of Business, a current Full Member of the Urban Land Institute (ULI), and a member of the ULI Small-Scale Development Council, Blue flight. Scott holds an undergraduate business degree in Finance (1994) and a Masters of Business Administration in Finance and Real Estate (2000), both from the University of Georgia. Away from work, Scott and his wife Carson enjoy spending time in Oxford, MS where their daughter is enrolled, at their son’s sporting events, and traveling with family.

john simmons

John Simmons

MANAGING PARTNER

John is a retired Managing Director at Morgan Stanley and a retired partner emeritus at Austin based Ovation Partners. John was head of business development for Morgan Stanley’s Alternative Investment Partners and served on AIP’s executive committee from 2008-2011. AIP managed more than $20 billion in private equity, hedge funds, and real estate during John’s tenure.

At Ovation, John helped lead the firm’s growth from $50 million to over $750 million AUM from 2014 to 2021. From 1990-2002, John was an investment advisor at Morgan Stanley Private Wealth Management in Atlanta. From 1988-1990, John was an Applications Engineer in the Electricity Management division of Schlumberger Industries. He earned a Bachelor of Science in Electrical Engineering from the Georgia Institute of Technology in 1988. 

John currently serves as Board President of the Crested Butte Land Trust. He also serves on the Western Colorado University Business School Advisory Board. John previously served on the Georgia Tech Advisory Board, the board for Tough Enough to Wear Pink in Gunnison Colorado, and the Yellowstone Park Foundation Advisory Board.

William Studebaker joined the ROBO Global team in 2015 as a Managing Partner, President & Chief Investment Officer after more than 20 years in capital management.  For more than a decade, he served as a portfolio manager at Apex Capital where he covered industrials, technology, and the economies of supply chain management.

Earlier in his career, he held a number of positions at Merrill Lynch, including as a trader on the floor of the New York Stock Exchange and as director of institutional equity sale.  He was also an analyst in the structured finance group of Cargill. 

William holds a graduate certificate from Stanford Graduate School of Business, Executive Education in 2021, Kellogg Executive Education, Artificial Intelligence 2020, a Masters of Leadership from the University of Denver 1992, and a BA from the University of Wisconsin-Madison 1991.

Stephan Baker

VP OF FINANCE AND TAXATION

A native of Jacksonville, Stephan attended The Bolles School, where he excelled as a student athlete and helped the Bulldogs clench a state championship his senior year as the starting punter and place-kicker. After high school, Stephan accepted a football scholarship to attend Towson University in Maryland, where he pursued a Bachelor of Science degree in Accounting and subsequently earned his CPA license. Beginning his career in Baltimore, Stephan was introduced to Low Income Housing tax credits, New Market tax credits, and Real Estate Investment Trusts. Itching to return to Jacksonville, Stephan continued to gain experience in real estate transfer pricing, M&A structuring, debt restructuring, due diligence, REIT qualifications and conversions, and general transaction consulting. At Corner Lot, Stephan is responsible for fostering relationships with investors. Having spent ten years in public accounting, Stephan also offers expertise in REITs, private equity, and strategic tax planning for Corner Lot’s multi-family, commercial, and residential deals. Outside of real estate, Stephan continues to pursue his athletic passions while competing competitively in CrossFit, flag football, and soccer. He spends his free time boating and traveling with his beautiful wife Christine, and their children Brody and Leah, who are both active athletes following in their parent’s footsteps.

zeke silverman

Zeke Silverman

FINANCIAL ANALYST

Originally from Melbourne Beach, FL. Zeke graduated from the University of Florida in 2023 with a Master of Science in Real Estate and a Bachelor of Science in Advertising. While in college he acquired his real estate license and worked in brokerage for 2 years as a transaction coordinator and Realtor. In his current role at Corner Lot, he works as a financial analyst under the umbrella of tax, finance, and government relations. Zeke assists in all aspects of the department including modeling investments, raising debt and equity, and working with the City of Jacksonville to promote sustainable development. In his free time, he enjoys golf, fishing, and spending time on the water. Additionally, he has traveled across the United States, Caribbean islands, and Central America to surf and experience other cultures.
